Buying a Home in the Netherlands: What Expats Should Know

Buying a home in a foreign country can feel like stepping into the unknown with new rules, new paperwork, and a language barrier on top of it all. That’s why we specialize in helping internationals like you make confident, informed decisions throughout the Dutch homebuying process. Below are answers to some of the most common questions we hear.

Can expats get a mortgage?

Yes, absolutely. Many banks in the Netherlands offer mortgage options for expats, including those with temporary residence permits or non-EU citizenship. The key is proving stable income and meeting lending criteria  and that’s where we help. We work with expat-friendly lenders and guide you through every step, in English.

Do I need a permanent contract?

No, you don't.  Many banks in the Netherlands offer mortgage options for expats, including those with temporary residence permits or non-EU citizenship. The key is proving stable income and meeting lending criteria  and that’s where we help. We work with expat-friendly lenders and guide you through every step, in English.

How much deposit do I need?

In the Netherlands, you can generally borrow 100% of the property’s value, but you’ll need to cover buying costs out of pocket. Expect to bring about 5–6% of the purchase price for costs like notary fees, valuation, taxes, and real estate agent fees. We help you calculate these upfront, so there are no surprises.

Do I need to speak Dutch?

Not at all. We speak English, and we partner with notaries, appraisers, and financial experts who do too. Every document and meeting can be handled in English — and we’re always here to explain anything that’s unclear. You won’t be lost in translation.

Can I buy from abroad?

Yes and we’ve helped many do exactly that. Whether you're relocating soon or investing while overseas, we support everything remotely: mortgage assessment, home viewings (via video), documentation, and even notary signings through digital proxies. You don’t need to be here to get started.
